FLORA VISTA SUBASSOCIATION NOTICE OF ANNUAL MEETING

July 2, 2026

NOTICE OF ANNUAL MEETING OF THE MEMBERSHIP

Pursuant to Civil Code Section 5115(b), Notice is hereby given at least thirty (30) days before the ballots are to be distributed, that the annual meeting of the members of Flora Vista Subassociation will be held:

MEETING DATE:       SEPTEMBER 3, 2026

LOCATION:                 SAN CLEMENTE AQUATICS CENTER

                                   987 E AVENIDA VISTA HERMOSA, SAN CLEMENTE

REGISTRATION:  6:00 PM                          POLLS OPEN AT:  6:00 PM

CALL TO ORDER AT:  6:00 PM

At the meeting, there will be a vote of the membership, via secret ballot, to elect directors to the Board of Directors, to elect a District Delegate, and to determine the allocation of any excess operating funds at the end of the current fiscal year.  The Ballot may be sent or hand delivered to the Inspector of Election, c/o Majority Rules, P.O. Box 608, Yorba Linda CA 92885. All ballots must be received by, September 2, 2026, otherwise ballots may be hand delivered to the meeting, or any adjournment thereof, prior to the close of polls.

At the Annual Meeting, additional nominations will be taken from the floor for candidates to serve on the Board.  Each nominee will be given a chance to present a brief speech on his/her qualifications for consideration.

IT IS IMPORTANT that you either attend the Annual Meeting or return your Ballot since a quorum (51% of the voting power of the members – 195 members) must be present either in person or represented by secret ballot to conduct the annual meeting.  (Bylaws, Article III, Section 4)

The board may call a subsequent meeting (an “adjourned meeting”) at least 20 days after the scheduled election if quorum is not reached, at which time the quorum will be 20%.

Ballots will be distributed approximately 30 days from the date of this letter.  If quorum is achieved and Directors are elected, there will be an Organizational Meeting of the Board of Directors immediately following the Annual Meeting to appoint officers.

Re-Scheduled Annual Tree Trimming

Annual tree trimming was rescheduled due to weather. Below are the new dates:


2026 Annual Tree Trimming

The 2026 Annual Tree Trimming is scheduled for Thursday, February 12 to February 26, 2026. The crews will be working from 7:00 a.m. to 4:00 p.m. Please see the attached notice for additional information.


Congratulations to our Holiday Lighting Contest Winners!

A huge THANK YOU to everyone who joined our Holiday Decorating Contest! We are excited to reveal the winners! It is a truly festive season, with so many creative entries lighting up our community. After careful consideration, our judges have selected winners across four unique categories.

Best Traditional Holiday Display: 2300 Via Clavel

California Christmas: 2015 Via Solona

Thank you for spreading so much joy and holiday cheer. Every entry brought something special to our community, making this holiday season even brighter.


Slope Renovation Project

You may have noticed some renovations taking place on the community slopes. The OC Fire Authority has notified us that the community is now in what is considered a very high fire hazard severity zone. The Association is proactively removing Melaleuca shrubs from all community slopes. This work is being completed to enhance safety, improve long-term fire resistance, and maintain the health and appearance of our community slopes. We will be working with the OCFA to ensure that our slopes are in compliance with the new codes. Plant installation will be completed in accordance with new guidelines. This will be an on-going project. The slopes will not be left bare but filled in with compliant plant material.

Thank you for your patience and cooperation while this important project is underway.


Holiday Decorating Contest

‘Tis the season to spread holiday cheer, the 8th Annual Holiday Lighting Contest is officially here!

The Holiday Lighting Committee will tour the neighborhood and judge the winners the week of December 15th.  One winner will be chosen from each of the following categories:

  • Best Traditional
  • Most Creative
  • Best Display of Lighting
  • California Christmas

Winners will receive $100.00.

You’ll be able to take advantage of the following benefits immediately, with some additional features coming soon. You will not need to re-register or create a new account if you already have a Resident Portal account. You can use the same username and password to access the Resident Portal Mobile App.

Have you created an account on the resident portal? Did you know that you can access Association documents, review your account ledger, work order, violation issues and so much more? Log into https://resident.actionlife.com  today to get up to date information and announcements regarding your Association. You are also able to sign up for e-mail communication in lieu of paper communication and safe your Association the cost of printing and postage.


Spring Cleaning

This is a friendly reminder that this is an excellent time of year to do some “Spring cleaning” and start planning for necessary maintenance at your property to keep it looking its best.

Power washing may improve the look of the home, but paint does need to be touched up every few years. Paint becomes faded over time, so if it has been over 10 years since your home was last painted, it may be a good time to consider repainting, which will not only improve the appearance of the home, but also helps to protect and preserve the life of the substrates underneath. Wood elements typically need to be repainted more frequently than stucco. Wood gates and patio covers also need to be regularly painted. If you would like to consider repainting your home in a different color scheme, you are welcome to review the preferred color schemes that were updated in 2019, which can be viewed on the resident portal. Please make sure to submit an architectural application prior to making any changes to the existing colors.
